  • The bottom sweep is cracked, flat, or missing chunks. South Florida sun breaks down the rubber and vinyl sweep faster than anywhere else in the country. Once the sweep is gone, rain blows straight in over the threshold, and then the sill pan under it starts holding water. In Coral Gables, where afternoon downpours are seasonal for half the year, this is the most common door installation issue we repair.
  • Water stains on the interior floor, right at the door. That’s the sill pan failing or the threshold caulking done wrong. By the time you see the stain inside, the subfloor under the threshold is already damaged. This is the job where we might need to pull the door entirely, repair the rough opening, and reset the unit with proper flashing. It’s not a caulk-over-it fix.

What you shouldn’t try, and we say this because we’ve re-done enough of these jobs, is pulling a Therma-Tru door off its hinges to “just shim it” without knowing how to set the reveal evenly. Fiberglass slabs are heavy, hinges can fold on your fingers, and a door that’s re-hung slightly out of square will destroy the brand-new threshold you just installed. There’s also a safety issue with pre-hung units in older Coral Gables homes: the rough opening gets modified, sometimes with load-bearing framing above it. That’s not a Saturday afternoon project.
